萬科、招商62億元底價分食上海青浦徐涇兩宗宅地

觀點地產網訊:7月23日下午,上海底價出讓兩幅青浦徐涇宅地,出讓面積約9萬平米,攬金約62億元。

其中,萬科以總價29.5億元拿下青浦區徐涇北大型社區崧澤大道北側33-01地塊,樓面價33160元/平米;招商蛇口以32.45億元拿下青浦區徐涇北大型社區經十路西側27-04地塊,樓面價33160元/平米。

觀點地產新媒體了解,33-01地塊出讓面積約4.95萬平米,容積率1.8,建筑面積逾8.9萬平米,限高24-60米。27-04地塊出讓面積逾3.91萬平米,容積率2.5,建筑面積逾9.79萬平米,限高24-60米。

根據規劃要求,兩地塊均需要自持15%住宅物業用于租賃,配建部分保障性住房,要求全裝修并規定住宅套數下限。其中33-01地塊住宅套數下限為1263套,27-04地塊為1389套。

據悉,兩宅地均位于17號線徐盈路站北面,與萬科天空之城及仁恒西郊花園為鄰,地理位置優越,交通通達性高。

區域已經形成了以首改及再改型客戶為特征的板塊,兩宅地或將依舊主打改善型客戶群。周邊萬科天空之城2018年1-6月的精裝住宅成交均價約5.8-5.9萬/平米,套均價600-700萬。
