央行:前三季度個人住房貸款余額21.1萬億

新華網北京10月23日電(王日晨)據央行最新發布的2017 年三季度金融機構貸款投向統計報告顯示,9月末,人民幣房地產貸款余額31.1萬億元,增速繼續回落,個人住房貸款余額21.1萬億元,同比增長26.2%。

9月末,人民幣房地產貸款余額31.1萬億元,同比增長22.8%,增速比上季末低1.4 個百分點;1-9月增加4.4 萬億元,占同期各項貸款的39.6%,比上半年占比高1.5個百分點。其中,個人住房貸款余額21.1萬億元,同比增長26.2%,增速比上季末低4.6個百分點。

9月末,房產開發貸款余額6.7萬億元,同比增長22.7%,增速比上季末高4.4個百分點,其中,保障性住房開發貸款余額3.2萬億元,同比增長37.9%,增速比上季末高1.7個百分點;地產開發貸款余額1.4萬億元,同比下降12.8%,降幅比上季末縮小5.1個百分點。

業內專家稱,近期各地陸續推出的升級版樓市調控措施對個人房貸的增長有一定的抑制作用,尤其是限售以及房貸利率的上漲抑制了樓市的投資投機性需求。未來,隨著房地產長效機制的建立,個人房貸增速有可能繼續回落。
