上海今年第八批次新房入市,備案均價每平方米77198元

記者31日從上海市房管局獲悉,上海今年第八次以集中批量供應的方式推出房源,距離上一次集中推盤不足一個月。

本批房源涉及26個樓盤項目,總建筑面積約102萬平方米,共計8444套,備案均價77198元/平方米。樓盤項目分布在浦東(含臨港)、黃浦、徐匯、普陀、楊浦、閔行、寶山、嘉定、松江、金山、青浦、崇明12個區域。

其中,備案均價在6萬元/平方米以下的項目9個,面積占比約38.5%;6萬元至10萬元/平方米以下的項目10個,面積占比約30%;10萬元/平方米以上的項目7個,面積占比約31.5%。

上海市房產交易中心官網“網上房地產”發布公告提醒,項目認購比(認購組數/準售房源套數)高于入圍比(入圍組數/準售房源套數)的,觸發計分排序規則;所有項目中凡是認購比高于1.3的,繼續實行“5年限售”政策。樓盤認購和開盤日期另行公布。
