上海今年第三批次新房將入市,共有6804套房源

解放日報·上觀新聞記者今天(2日)從上海市房管局獲悉,上海今年第三批次新房將陸續入市。本次入市距離上次集中推盤僅隔半個月時間。

本批次涉及29個項目,總建筑面積約75.2萬平方米,共計6804套,備案均價60013元/平方米,分布在浦東、徐匯、靜安、普陀、楊浦、閔行、寶山、嘉定、松江、金山、青浦11個區域。

備案均價在6萬元/平方米以下的項目17個,面積占比約58.3%;6到10萬元/平方米以下的項目9個,面積占比約32.2%;10萬元/平方米以上的項目3個,面積占比約9.5%。續盤項目20個,1年內續開盤未漲價;新開盤項目9個,按照房地聯動價或參照周邊同品質項目核定價格。

上海市房產交易中心官網“網上房地產”發布公告提醒,項目認購比(認購組數/準售房源套數)高于入圍比(入圍組數/準售房源套數)的,觸發計分排序規則;所有項目中凡是認購比高于1.3的,繼續實行“5年限售”政策。
